Pest Inspection in Sarasota — Find It Before It Costs You
A pest inspection that catches the problem early is cheaper than the repair it prevents. Sarasota Exterminator inspects Sarasota homes from the attic to the crawlspace, finds what is active, notes what is inviting the next pest in, and tells you plainly what we saw. The inspection is free. The findings are honest, including when the house is clean.
Sarasota runs from the bay-front condo towers downtown to the preserves at the edge of Palmer Ranch, and the inspection at one end of that range looks at different things from the inspection at the other. The age of the house, how it was built, how mature the landscaping is and how close the water sits all decide what is living in and around it. Below is what the inspector checks, part by part, and where in the city each item matters most.
Windows, Screens and the Other Openings
Gulf Gate’s mid-century homes often still have jalousie windows. The aluminum frames have warped over the decades and the louvers never seal flush, so ghost ants, Asian cockroaches and drywood termite swarmers walk in. Across the bay on Siesta Key, salt air corrodes the screening on lanais and soffit vents faster than inland, and a torn screen lets roof rats and large cockroaches into the attic. The inspector checks every window, screen and vent that opens onto the structure.
The Slab Line
On the mid-century slabs in Gulf Gate, the expansion joints have shifted and cracked, and subterranean termites use them as a road into the walls. We check every joint we can reach in the garage and along the inside perimeter, plus the bath traps where plumbing passes through the concrete. In Palmer Ranch the houses are newer and the risk sits along the outside of the slab. Subterranean colonies have the preserve corridors to expand in before their foragers ever meet a foundation, so the inspector walks the full perimeter for tubes at the joints, the utility penetrations and the grade line where stucco meets concrete, with extra time on the rear wall of any lot that backs onto a retention pond or wetland.
Under the Floor
The oldest neighborhoods in the city, Laurel Park, Gillespie Park, Burns Court and Indian Beach–Sapphire Shores, include pier-and-beam bungalows with a crawlspace. That dark, damp gap between the soil and the subfloor is where subterranean termites, American cockroaches and rodents all like to be. In a crawlspace the inspector checks the sill plates and joists for damage, reads the moisture in the wood, looks for droppings and rodent runways, and flags anywhere wood meets soil. The old mortar joints on the outside of these houses have often cracked, and that is another opening to note.
The Attic
Insulation, trusses and roof sheathing get checked for rodent sign and for drywood termite pellets. On the keys, the drywood question comes first: salt spray weathers the fascia, the rafter tails and the window trim until they check and crack, and the inspector checks each windowsill, closet floor and attic surface for frass. Gulf Gate attics draw roof rats, because the mature oaks, queen palms and ficus hedges around those houses give rats a path to the roofline.
The Yard
Plants against the wall hold moisture on it; the inspector notes every place landscaping touches the structure. Palmer Ranch yards carry fire ants along driveways, in the beds and around the community mailbox stations, and ghost ants trail from the slab penetrations along the plumbing to the dishwasher, the ice maker and the cabinet under the sink. On Siesta Key, palmetto bugs turn up again and again near pool pumps, outdoor showers and under-deck storage.
The Report
Whatever the neighborhood, you receive a digital report with a photo of every finding. The inspector walks you through it on site, separates what is active from what is a future risk, and recommends treatment only where it is warranted. No alarm tactics and no manufactured urgency. If the house is clean, the report says so. Call (941) 318-7765 to book.
